Bank and Credit Union Involvement Marks Most Shutesbury Property Transfers in July

SHUTESBURY -- Twelve deeds were recorded in Shutesbury over the past month, but only three carried a disclosed sale price, and banks, credit unions or mortgage companies were named as either buyer or seller in seven of the 12 transactions.

MARKET OVERVIEW Twelve deeds were recorded in Shutesbury from June 26 through July 25, 2026. Three of those included a disclosed consideration amount, ranging from $22,000 to $185,000, with a median of $175,000 among the disclosed sales. The remaining nine transfers did not include a sale price in the recorded deed, which is common for certain deed types and does not necessarily reflect a property's value. With price data available for only a quarter of the period's recorded deeds, the raw count of 12 transactions does not by itself indicate whether the local market was active or quiet in dollar terms.

TOP SALES The highest-priced disclosed sale was 12 Birch Drive, which sold for $185,000 on July 2. The seller was listed as Liam Arthur Meck, trustee, and the Ronald S. Meck Irrevocable Trust; the buyer was Greenfield Cooperative Bank. 5 North Laurel Drive Extension sold for $175,000 on July 9. The sellers were Charles E. Wilson and Dixie L. Wilson; the buyer was Westfield Bank. 517 West Pelham Road sold for $22,000 on July 13. The seller was Suzanne C. Palmer; the buyer was UMassFive College Federal Credit Union. No other transaction in the period included a disclosed price.

NEIGHBORHOOD BREAKDOWN West Pelham Road saw two recorded transfers: 517 West Pelham Road ($22,000, July 13) and 571 West Pelham Road (price not disclosed, July 7), with Florence Bank and Florence Savings Bank listed as sellers on the latter. Laurel Drive Extension also had two deeds recorded on the same day, July 9: 5 North Laurel Drive Extension, which sold for $175,000, and a second deed at the same address listing Walter F. Mrozinski and Joan Mrozinski as sellers with no buyer or price disclosed. The remaining eight properties -- on Weatherwood Drive, Montague Road, Carver Road, January Hills Road, Locks Pond Road, Pratt Corner Road, and one deed with no street address listed -- were each the only recorded transfer on their street this period. Among the three disclosed-price sales, one fell under $50,000 (517 West Pelham Road) and two fell between $150,000 and $200,000 (5 North Laurel Drive Extension and 12 Birch Drive).

MARKET NOTES A bank, credit union or mortgage company was listed as buyer or seller in seven of the 12 recorded deeds this period. Alden Credit Union, Greenfield Savings Bank, Florence Bank, Florence Savings Bank, Onity Mortgage Corp and PHH Mortgage Corp appeared as sellers; UMassFive College Federal Credit Union, Westfield Bank and Greenfield Cooperative Bank appeared as buyers. Three deeds involved a trust as seller: the Ronald S. Meck Irrevocable Trust (12 Birch Drive), the James C. Hemingway Trust (318 Locks Pond Road), and a deed listing sellers "Marie," trustee, and Michael Posever, trustee (528 Pratt Corner Road); none of these three disclosed a buyer or price. One deed recorded July 1 -- from Katherine Conway to a buyer listed as Massachusetts Comm Conservation Recreation -- had no street address and no disclosed price. Beds, baths and square footage are not available in the recorded deed data for any property in this period.
